NC 109/I-40 Interchange Project

FAST FACTS

NCDOT TIP #: I-5880
Project Type: Renovation
Affected Counties
: Forsyth
Estimated Cost:
$29,000,000

Description

The NCDOT plans to replace the existing interchanges between I-40 and NC 109 (Thomasville Road) and Clemmonsville Road in Winston-Salem to improve traffic flow and access. As is often the case, the renovation will expand the footprint of the road in question, requiring the NCDOT to take land from neighboring parcels.

The interchange currently consists of two half-diamond interchanges, one at Thomasville Road and one at Clemmonsville Road. This project will combine the two into one split diamond at Thomasville Road. The current connector roads and the interchange at Clemmonsville Road will be eliminated.  A new roundabout will be constructed at the intersection of Clemmonsville Road and Thomasville Road.

It is tempting to think that a consolidation like this would not require additional eminent domain takings to complete, but that’s sadly not the case. In fact, more than 30 parcels are targeted at this time. Property owners may find themselves uncomfortably close to more traffic and more noise, and businesses may suffer negative effects to things like parking and access.

The project has a projected budget of more than $29 million, of which the NCDOT has set aside $3.6 million to compensate affected property owners.

There are only a handful of attorneys in NC who practice eminent domain exclusively, and even fewer with NCDOT experience. We have several. That’s why its worth getting in touch with us for a free case evaluation.

Here’s how it works:

1) Tell us about your situation.

2) We research your property as needed, using DOT maps, our own technology, and experience to see the exact effects.

3) We let you know what we think a fair offer would be. This evaluation is free, and there’s no
pressure or obligation to hire us after.

But please don’t wait to act. Waiting can hurt your case, and the cost is the same: free.
